This is a real estate wholesale business specializing in finding and acquiring properties for potential resale to real estate investors or other interested parties. Agreements may be entered to purchase properties and then assign those agreements to third-party buyers, as discussed by Home innovation. Services may include property sourcing, contract negotiation, and connecting sellers with potential buyers or investors. It does not act as licensed real estate brokers or agents in all transactions unless explicitly stated and properly disclosed. The wholesaler never actually owns the property; they're just acting as a middleman to facilitate the deal.

3. Communication & SMS messaging

  • You may receive communications, including email, phone calls, and SMS text messages, in connection with inquiries or engagement with services.

  • By providing a phone number and opting into the SMS messaging program, you consent to receive text messages regarding property inquiries, offers, deal alerts, and other related communications.

  • Opt-Out: You may opt out of receiving SMS messages at any time by replying STOP to any message.

  • Help: For assistance or information, reply HELP to any message.

  • Standard message and data rates may apply. Message frequency will vary depending on interactions.

  • A2P 10DLC regulations and best practices are adhered to. 

4. Disclosures & responsibilities

  • No Ownership: The company acts as a wholesaler and typically does not take ownership of the properties it markets. It obtains a contractual right to purchase and then assign that right to a third-party buyer.

  • Disclosure of Interest: The interest in a property and role in the transaction will be disclosed to all parties involved, including the seller and end buyer.

  • Accuracy of Information: While striving to provide accurate information, the completeness, accuracy, or reliability of any information regarding properties is not guaranteed. Buyers and sellers are responsible for conducting their due diligence, including property inspections, legal reviews, and financial assessments. Buyers should always perform their own inspections before purchasing.

5. User obligations

  • You agree to provide accurate and truthful information when interacting.

  • You understand that engagement with services does not guarantee a successful transaction.

  • You agree not to use services for any unlawful or unauthorized purposes.

  • There is no liability for any direct, indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or goodwill, arising out of or in connection with the use of services or inability to use the services.

7. Governing law & jurisdiction

These Terms are governed by and construed in accordance with the laws of the State of [Your State], without regard to its conflict of law principles. Any disputes arising under these Terms shall be resolved exclusively in the state or federal courts located in Wisconsin.
